About our scheme

What is Guaranteed Rent?

Under a guaranteed rent arrangement, Kingswood Asset Management leases your property directly and pays you a fixed monthly amount for the full term of the agreement. The rent is paid on time, every month regardless of whether the property is occupied, and regardless of any issues with occupants.

The arrangement removes the day-to-day pressures of letting. There are no void periods, no tenant arrears, no management fees, and no hidden deductions. Kingswood takes full responsibility for the property during the term, including occupancy management, inspections and general upkeep. You retain ownership of the asset throughout.

Rent Comparison

Private Rent Vs. Guaranteed Rent

Private letting carries a number of variables including void periods, fees, arrears, and ongoing management which can affect the overall return.
Kingswood takes a more measured approach.

Our arrangements provide a consistent and reliable income, without exposure to vacancy periods or ongoing deductions. The figure agreed at the outset is the figure received each month for the duration of the agreement.

The advantage lies in both the strength of return and the greater certainty of outcome, without the usual demands of private letting.

Guaranteed Rent for All Property Types

Our guaranteed rent scheme is suitable for a wide range of residential properties. We work with landlords across London and the South East on single houses and flats, HMOs, multi-unit buildings and portfolio arrangements.

Whether you own one property or manage a larger portfolio, Kingswood provides the same level of professional management and the same structured, dependable income arrangement throughout.

Own a property portfolio?

If you manage multiple properties, our portfolio arrangements are designed to provide consolidated management and consistent income across your full holding.

Guaranteed Rent FAQs

Guaranteed Rent is a corporate lease arrangement designed to provide landlords with a fixed and predictable monthly rental income.

Under this structure, Kingswood Asset Management leases the property directly from the landlord for an agreed term and pays a contracted monthly rent throughout the agreement, regardless of occupancy.

Kingswood then manages the property, including occupant placement and day-to-day oversight.

This means the landlord’s only contractual relationship is with Kingswood, allowing them to receive stable income without the responsibilities of managing tenants directly.

We normally carry out a brief property assessment before providing a guaranteed rent proposal.

This allows us to confirm the property meets the appropriate standards and assess local demand.

Our aim is to offer landlords a stable and reliable rental income that reflects the property, location and the certainty provided by a long-term corporate lease arrangement.

We consider a wide range of residential properties for our Guaranteed Rent agreements.

This includes houses and flats of varying sizes, subject to property condition, location and local demand.

We work with properties across Greater London and surrounding areas.

Under a Guaranteed Rent agreement, the landlord’s contractual relationship is solely with Kingswood Asset Management.

If an occupant vacates during the term of the agreement, Kingswood manages the transition and any subsequent occupancy arrangements as part of our property management responsibilities.

The landlord’s agreed rental payments continue throughout the contract, regardless of occupancy.

All day-to-day management, including cleaning, preparation works and occupant placement, is handled by Kingswood.

Yes.

Under a Guaranteed Rent agreement, landlords continue to receive their agreed monthly rent for the full duration of the contract, regardless of whether the property is occupied at all times.

This removes the financial uncertainty associated with void periods in traditional lettings.

Many landlords choose Guaranteed Rent because it offers predictable income and reduced management responsibility.

Unlike traditional lettings, rental payments are contractually fixed for the duration of the agreement, removing the uncertainty associated with void periods or tenant turnover.

This structure allows landlords to benefit from consistent income with significantly less day-to-day involvement.

If a property requires preparation before entering a Guaranteed Rent agreement, we will discuss the most appropriate approach with the landlord.

This may include cleaning, minor repairs or redecoration to ensure the property is suitable for occupancy.

Where improvement works are required, these can be arranged in coordination with the landlord before the agreement begins.

Ensuring a property meets the relevant legal and safety requirements is an important part of professional property management.

We assist landlords in ensuring the property is compliant with key requirements, including:

  • Gas Safety Certification
  • Electrical Safety (EICR)
  • Energy Performance Certificate (EPC)
  • Smoke and Carbon Monoxide Regulations
  • Right to Rent requirements
  • Tenancy deposit protection where applicable
  • HMO licensing where relevant

Kingswood works with a range of professional occupants and housing partners across London.

Our focus is on maintaining well-managed properties and reliable occupancy, ensuring landlords receive consistent income while their property is professionally managed.
